One of the best ways to sell quickly and at higher prices is by improving your property. An easy way to do this is by renovating your home, especially if it's a bit older. Here is a quick guide on how to improve your house's condition

  • Check the renovations you have in mind are what potential buyers want, talk to your agent to see recent trends in the market.
  • If you are tempted to build a pool or a hot tub, think twice - not everyone wants one because of how costly and time consuming it is to maintain it, as well as liability issues and concerns with pets and children.
  • If you want to get a good return on your investment, aim to improve your kitchen or your bathroom. While it is true that they cost more, it is one of the things that influence a buyer's decision the most. Also, make sure that the renovations are good quality but not too extravagant.
  • Make sure that the value of your house after the renovation is not higher than that of your neighborhood. If your renovation increase your home value to say $400,000 in a neighborhood where the average is only $300,000 the renovation will not be worth it because buyers will see your home as over priced.
  • Keep it classic: counter tops, paint choice, appliances, flooring, and more should all be in line with classic real estate trends. Don't go for anything exotic.
  • Talk to your agent, appraiser and a contractor before making any decision.
