Subletting Your Residence

If you're renting a property or apartment and find yourself needing to vacate for some reason - college, a short-term job or internship, time abroad, a permanent move before your lease is up, etc. - you may be considering subletting. The process can be simple or complex depending on the time of year and the quality of your property and tenant.

Before you get the process started though, make sure to re-read your current lease agreement to see what you need to tell your landlord, as you will often need written approval from them before you can enter into an agreement with a third party.

With that out of the way, you can begin the process of finding a suitable tenant. This can vary in difficulty depending on your location and the time of year, but the majority of subtenants are students at some institution - undergraduate, graduate, or otherwise - and so the seasonality usually revolves around schooling schedules, with summer being the annual peak. Most of this business is conducted online, so I would recommend you post your property on some of these websites (a quick Google search for "sublet" will reveal some of the most popular ones, such as craigslist.com, sublet.com, tosublet.com, and others). Make sure you include at least one picture, and details about the property, rent price, deposit, and anything else you consider important.

Include a contact email address (if it's near the season peak time, it may be wise to set up a new email address for this purpose), and be prepared to interact with potential tenants. Ask about any activities or habits you're concerned about - whether they smoke, have pets, etc. - and if you're happy with the tenant, draft a lease agreement.

Include the rent, security deposit amount, start and end date, and any other agreements you have come to with your tenant. Once you both sign, you're all set with the sublet. Don't forget to make sure you both have each other's contact details in case anything goes awry.
