Importance Of A Home Inspection

You've finally found the house of your dreams and negotiated the seller down to a price you can manage. There is one more important thing you need to do to make sure you don't end up paying thousands of dollars in hidden costs. Of course, you can see if the paint is in need of a fresh coat or if the window is cracked, but what about all the things in the house you can't see?

This is why the home inspection is such a vital part of the home buying process. A good home inspector will check all parts of a house that you aren't experienced with evaluating. Even newly built homes should be inspected: shiny exteriors can hide all sorts of problems, from poor insulation and roofing jobs to carbon monoxide leaks. In most cases an inspection includes:

  • Structure (walls, ceiling, foundation, etc)
  • Plumbing (showers, toilets, pipe material, etc)
  • Major Appliances (furnace, air conditioning, fireplace, etc)
  • Minor Appliances (oven and range, garbage disposal, smoke detectors, etc)
  • Electrical systems (circuit breakers, types of wiring, etc)

However, inspectors will not bring to your attention every single fault with the house. In most states inspectors are not required to get certification. Thus they may not be able to identify problems with asbestos, harmful gases, or pests. For this reason you may wish to get further inspections by exterminators and other specialists, or make sure you search for a qualified and highly recommended inspector beforehand. Usually your inspector will be happy to answer any questions you may have, and some will check back in with you after your move to see if other problems may have come up.
